Research the area
If you’re looking to buy a home in a specific area, drive around and see if a certain agency seems to dominate the majority of real estate listings. Similarly, if you’re selling your home, find out if there’s a particular agent that most of the neighborhood uses. It can be beneficial for you to work with an agent who is familiar with the area you’re trying to sell or buy a home in.
Visit an open house
Check out some of the open houses in or near the area you’re looking to sell or buy. This can be a great way to meet different real estate agents and see them in action, but in a more casual setting, before choosing one to work with.
Meet with multiple agents
Before selecting a real estate agent as the one who will be selling your home, or finding you one, interview a few different candidates. Don’t just select the first one you meet with, because he or she may not be the best available choice. Be sure to ask a lot of questions, such as how many closings they’ve had in the past year, how long they’ve been a licensed real estate agent, and how they can help you find the home you’re looking for. Or, if you’re selling, be sure to ask how they will market your home to potential buyers.
Research the agent online
Once you have your candidates narrowed down to one or two, search for the agent online and see what you find. A complete lack of reviews from previous clients and/or current listings can be a red flag on its own, and may signify a real estate agent that is inexperienced and hasn’t closed on many homes. Instead, try to focus on real estate agents that have a strong Internet presence with positive ratings and active listings.
